Business Development Manager- Your new mortgage referral engine
Hello everyone! I would like to take the time to introduce myself. I am Christopher Heilman. I have been working in the real estate space since July of 2016. I have worked my way up in licensure to my Brokers License in 2023. Haven't experience much of what the industry has to offer in preparation to better guide my clients. I have partnered with Ultimate Mortgage Brokers. They are a newer company but not by new leadership. Michael Isaacs has lots to offer and decades of experience.
But first. Bookmark this page. www.UMB.Loans That is my direct referral page to Ultimate Mortgage.
What does this all mean?
It means that instead of just sending you to some random lender to attempt the deal. I now send you to someone that even I am invested in. By me becoming a W-2 employee as such, I can take classes pertaining to finance, keep up with industry news. Yes I know most people could. However now I'm required to do so by choice. All of this is so I can get paid on the backend by UMB. Why is this important? This does not increase your cost as a buyer, and all partnerships are fully disclosed. Too good to be true? I almost thought so. But it's not...
Because, if I just send you to someone and hope your deal closes, then that is bad for everyone. If I send you to UMB then I'm planning on the deal closing as everyone has even more vested interest and top notch service. All while being disclosed.
Who pays me for the referral?
That's simple. Michael is investing in me in ways the industry hasn't yet taken notice to. Instead of giving me say $2,000 to go buy random leads. I can invest in myself and send some deals his way to close. Then once I get my referral off of those deals, well, I can invest that money back into myself and get even more deals to send to Michael. In this industry that is extremely important. Why? Because too many times have people thrown money around to not get results or referrals. So my referral comes from his end as allocated from marketing or wherever they earmark it. But the results are that it works.
There's more to it, but that's the short version. I have closed and working on several refi, new loan, heloc deals to know the process and people work. It truly does matter who you choose to work with in this industry and on my team, I choose to have some heavy hitters and very knowledgeable people working hard for my clients.

❓ Frequently Asked Questions
What is a Business Development Manager (BDM) in mortgage lending?
A Business Development Manager (BDM) works behind the scenes with lenders and real estate agents to improve communication, strengthen partnerships, and help ensure transactions move smoothly from contract to closing.
Does working with a lender’s BDM cost the buyer anything?
No. Working with a lender that has a strong support team, including a BDM, does not increase your cost as a buyer. All partnerships are fully disclosed, and the goal is to create a smoother, more reliable experience.
Why does the lender relationship matter when buying a home?
The right lender relationship can make a significant difference in how smoothly your transaction goes. Strong communication, faster problem-solving, and a well-supported team often lead to fewer delays and on-time closings.
Do all lenders have a Business Development Manager?
No. Not all lenders have a dedicated BDM. Lenders with strong internal support teams tend to provide better consistency, communication, and overall service throughout the transaction.
How do I choose the right lender when buying a home?
Work with a real estate agent who has proven lender partnerships. The right lender should be responsive, experienced, and supported by a strong team that can help guide you through the process from start to finish.
